Emlak Konut of Turkey – Major Real Estate Player
Emlak Konut GYO has built a broad property portfolio that covers residential communities, commercial developments and production facilities, while its recent expansion into Saudi Arabia signals a move beyond Turkey. The company’s projects range from small apartments to large planned communities and specialized trade centers, giving it a significant role in Turkey’s urban development.
Residential development remains at the center of Emlak Konut’s business. Its projects include different housing formats designed for a wide range of buyers, from compact apartments to larger family homes and villas.
One example is Emlak Konut Çınarköy Houses in Istanbul’s Çekmeköy district. The development has 2,106 residences and 56 commercial units, with housing options ranging from 1+1 to 5+1. The project also included green and recreational areas, sports facilities, swimming pools and other social amenities. Emlak Konut describes the development as a low-rise community designed around a green living concept.
The company’s wider residential portfolio includes projects such as My World, Uphill Court Ataşehir, Ataşehir Residence, KentPlus Mimarsinan, Yıldızkent and Avrupa Konutları. These developments have helped establish Emlak Konut as an important participant in Istanbul’s rapidly changing residential market.
Its portfolio is not limited to housing. Emlak Konut also develops commercial properties, including retail and office space, as well as facilities designed specifically for businesses involved in manufacturing, storage and trade.
TEM 34 Tahtakale in Istanbul’s Avcılar district illustrates this approach. The project is a production and trade center covering about 75,900 square meters, with 197 commercial units. Its design includes direct truck access to each floor and individual units ranging from 107 to 1,739 square meters. Such projects matter because they connect real estate development with the practical needs of businesses, particularly companies requiring manufacturing and warehouse space.
Emlak Konut is also taking its development model outside of Turkey. Its first major international project is Hayat Makkah in Saudi Arabia, developed by Emlak Konut Global LLC in cooperation with Saudi partners. Company documents put the project size at about $400 million.
Hayat Makkah is planned around 1,014 villas on a 255,000-square-meter project area. The wider development includes commercial facilities, schools, health centers, mosques and extensive parks and open spaces. It is located in the Makkah Gate area, close to the Haramain high-speed rail line and within strategic reach of Masjid al-Haram.
The Saudi project is important not simply because it adds another development to Emlak Konut’s portfolio, but because it represents an attempt to export the company’s experience in large-scale urban development. Saudi Arabia’s Vision 2030 and its growing investment in housing and urban infrastructure provide a significant market for experienced developers.
Overall, Emlak Konut’s property portfolio shows how a large real estate institution can operate across several segments rather than rely solely on apartment sales. Its residential communities remain the foundation, while commercial and industrial projects broaden its market reach. The expansion into Saudi Arabia adds another dimension, suggesting that Emlak Konut increasingly sees its development expertise as something that can be applied beyond Turkey.
